Osprey spends considerable time researching the requirements and aspirations of its customers, the young at heart who want to experience Elegant Retirement Living.

Our purpose-built developments are conceived and designed with Elegant Retirement Living in mind. Locations are carefully selected for their easy access to transport links, high quality and local shopping, restaurants and cafes and places to take some exercise, such as parks and sports facilities. Sites are selected for their attractive surroundings and their ability to accommodate not only buildings but also landscaped gardens with patios and terraces and on-site car parking.

Our house managers welcome you in hotel standard entrance foyers and are available to answer your questions and deal with day-to-day needs, such as taking deliveries or arranging for a contractor to service appliances. Residents’ lounges are great places to relax, play bridge or simply enjoy the company of fellow residents and visitors, who you can invite to stay overnight in the guest suite. You can make appointments with hairdressers, beauty therapists and chiropodists in the fully equipped therapy rooms and the communal laundries have washing machines, driers and ironing boards. The larger developments even have libraries for book-lovers.

House managers foster a sense of community by arranging social events in the outdoor and indoor communal areas, serving tea and coffee daily in the residents’ lounge. They also encourage residents to keep fit and healthy by organising group exercises such as Pilates, spin biking and tai-chi classes. In the summer, these classes take place in the beautiful landscaped gardens.

Safety and security are important for our residents and their families. Access to buildings is strictly controlled through high quality door entry systems and CCTV. Developments are all equipped with a 24 hour a day Careline system, with personal pendants and pull-cords placed in each property for those who want them.

These are just a few examples of our understanding of the needs of people who wish to live independent lives in properties designed for Elegant Retirement Living. Because we know our residents and have the ability to act quickly, we were able to cope with all the exceptional demands of the global pandemic to reassure them they were being kept as safe as possible. We also know how important it is for residents to keep in contact with families and friends. We helped our residents to set up Skype, Zoom, WhatsApp and FaceTime calls. When travel and other restrictions are eased, our residents will be able to make full use of our facilities and invite friends and family to stay in our guest suites (all of which have en-suite bathrooms).

Osprey has more than 50 experience in managing and maintaining the properties as well as in selling and marketing residents’ flats and houses. When it comes to retirement properties, the property market is very different and selling a retirement property definitely needs experts.

The company is responsible for the maintenance, decoration and cleaning of all communal areas, both internal and external, including the grounds and gardens. Day-to-day management services include employment of on-site staff, insurance, health and safety, maintenance of alarms and door entry systems and any other services which are considered necessary. The cost of such services is divided between the residents by way of annual service charge, payable quarterly in advance. Our watchwords are transparency and consultation so residents are clear about what is being spent and why. In accordance with proper accountability procedures, service charge accounts are reviewed annually by independent accountants, who issue an annual report which also sets out the amount available in the reserve fund. Regular meetings are held with residents to discuss service charge budgets, actual expenditure compared with budget and plans for items of major expenditure.
